Professional soft washing across Melbourne
Not every surface can take a pressure washer. Render, weatherboard and painted timber crack, strip or scar under high pressure — and once the surface is damaged it holds dirt faster than it did before it was cleaned.
We’ve soft washed hundreds of Melbourne properties since 2015 — render, weatherboard, painted timber, pergolas and more. The method is always the same: low-pressure water paired with a specialised solution that breaks down mould, lichen and algae at the source, then sanitises the surface so it stays clean longer.
Surfaces We Recommend Soft Washing
Soft washing exists for the surfaces a pressure washer would ruin. These are the ones we see most across Melbourne.
Rendered surfaces
Render is porous and cracks under pressure. Soft washing lifts the mould without opening up the finish.
Weatherboards
High pressure forces water behind the boards and strips paint at the joins. Low pressure does neither.
Painted wooden surfaces
Paint and timber scar permanently under a pressure wand. Soft washing cleans without marking the finish.
Mould on metal & tiled roofs
Where the problem is organic growth rather than grime, treatment beats force — and it lasts longer.
Pergolas
Timber and painted framing, often with plants underneath. Both need the gentler approach.
Polycarbonate roofing
Scratches easily and goes cloudy if scrubbed. Solution and low pressure only.
Residential and Commercial Soft Washing
Single homes through to full building exteriors — same low-pressure method either way.
Residential
Render, weatherboard, painted timber, pergolas and polycarbonate roofing. We clear furniture and planters first, treat the surface, then rinse with heated low-pressure water. Fixed price confirmed before we start, photos when we finish.
Commercial
Rendered building exteriors, cladding and shared painted surfaces for strata groups, facilities teams, schools, and NDIS and aged care providers. Height-safety certification, $20M public liability, SWMS and a completion report per visit. After-hours scheduling and multiple sites under one agreement.
Trusted By Leading Melbourne Businesses
We clean for schools, strata groups, retail chains and facilities managers right across Melbourne.
Why choose Exterior Clean Melbourne for soft washing
Soft wash only — no cracked render
High-pressure cleaning cracks render, strips paint and scars timber. Low-pressure soft washing gets the same result without the damage.
Kills mould, mildew and algae at the root
Surface cleaning grows back fast, especially in Melbourne’s damp, low-light spots. Our treatments kill growth beneath the surface, so it stays clean for longer.
Heated water for a better result
We heat the water we soft wash with. It breaks down stains far more effectively than cold, which means less dwell time and a better finish on the same low pressure.
Height-safety trained and fully insured
Our teams are working-at-heights certified and Exterior Clean Melbourne carries full public liability cover. Documentation available on request — useful if you’re managing a strata or facility.
200% satisfaction guarantee
Not happy with the result? We’ll come back and make it right. Still not satisfied? We’ll offer up to a full refund. That’s how confident we are in the work.
Local Melbourne team since 2015
We know which Melbourne surfaces can’t take high pressure and the conditions that let mould take hold. Local experience that shows in the result.
How our soft washing works
Treat the growth, rinse gently, check properly — the same method on every surface.
Assessment and fixed quote
We assess your surface type, size and condition, then lock in a fixed price before we start. No surprises on the day.
Preparation
Furniture, potted plants and anything else in the way is moved or covered, and sensitive planting is protected before a drop of water goes on.
Solution applied
A specialised solution goes on with a low-pressure sprayer and is left to dwell for a few minutes, breaking down the build-up and killing the growth at the source.
Soft wash with heated water
A low-pressure rinse clears everything away. We heat the water — it breaks down stains more effectively, so we get a better result at the same gentle pressure.
Final inspection
Our crew checks the surface for missed spots and hand-cleans them before the job is signed off.

Soft Washing Pricing and Options
Surface type, size and condition all affect the price. The guide below covers standard residential jobs; commercial and strata exteriors are quoted individually after a site assessment.
A minimum charge of $350 applies. Prices are a guide only and depend on surface type, size and condition. Your exact price is confirmed via the instant quote.
Soft Washing or Pressure Cleaning?
They’re different jobs, and using the wrong one is how surfaces get damaged. The short version: pressure removes, soft washing treats. Most properties need a bit of both, and part of what you’re paying us for is knowing which goes where.
Pressure cleaning
Around 2,000–3,000 PSI of water doing the work. Right for concrete, pavers and brick where the problem is oil or ground-in grime.
Soft washing
Roughly 150–180 PSI plus a treatment left to dwell. It penetrates the surface and kills organic growth at the root, so results hold for 12–18 months rather than 3–6.
Which one you need
Oil on a driveway is a pressure job. Mould on render is a soft wash job. Get it the wrong way round and you damage the surface — we assess and tell you which applies.

Soft washing FAQs
Will soft washing damage my render or paint?
No — that’s the entire point of the method. High pressure is what cracks render, strips paint and scars timber. Soft washing reaches the same result at a fraction of the pressure, letting the solution do the work instead of force.
What surfaces can you soft wash?
Rendered surfaces, weatherboards, painted timber, pergolas, polycarbonate roofing, and mould on metal or tiled roofs. If you’re unsure whether your surface is suitable, upload a photo in the quote tool and we’ll confirm.
How is soft washing different from pressure cleaning?
Pressure cleaning uses roughly 2,000–3,000 PSI to physically remove dirt. Soft washing uses about 150–180 PSI plus a treatment that’s left to dwell, penetrating the surface and killing organic growth at the root. It holds for 12–18 months rather than 3–6, because the spores are dealt with rather than just the surface layer.
How often should I soft wash my property?
Annually suits most Melbourne properties, particularly render, weatherboard, or anywhere shaded and damp where mould re-establishes faster.
Why do you use heated water?
Heat breaks stains down more effectively, so we get a better result without raising the pressure. It also shortens the dwell time needed for the solution to work.
Will the products harm plants or landscaping?
No. We use biodegradable solutions and cover sensitive planting before we start, then rinse thoroughly so nothing is left sitting on surfaces or in garden beds.
Do I need to be on site?
Not if we have safe access. We’ll confirm access details when you book, complete the work, and send through before-and-after photos when we’re done.
Are you insured?
Yes — Exterior Clean Melbourne carries full public liability cover and our teams are height-safety certified. If you need documentation for insurance or strata purposes, just ask.
Do you provide SWMS and insurance documentation?
Yes. Every commercial job comes with a Safe Work Method Statement, and we can supply certificates of currency for our $20M public liability and WorkCover on request.
Do you service multiple sites or ongoing contracts?
We do. We hold regular contracts with strata groups, facilities managers, and NDIS and aged care providers across Melbourne — scheduled maintenance rather than one-off cleans.
How do I get a quote?
Upload a few photos of your property through our instant quote tool and you’ll have a price in minutes. Or call us on (03) 7047 5789 and we’ll sort it out directly.
