Pricing is based on the area we’re cleaning and how heavily soiled it is, with material and access adjusting it from there. Pressure Cleaning or Soft Washing?
They’re different jobs, and using the wrong one is how surfaces get damaged. The short version: pressure removes, soft washing treats. Most properties need a bit of both, and part of what you’re paying us for is knowing which goes where.
Pressure cleaning
Roughly 2,000–3,000 PSI of water doing the work. Best on concrete, pavers, brick and other hard surfaces where the problem is oil, dirt or ground-in grime. Fast, immediate, and it removes what’s on the surface.
Soft washing
Around 150–180 PSI with a biodegradable treatment left to dwell for 10–15 minutes. It penetrates porous surfaces and kills organic growth at the root, so results hold for 12–18 months rather than 3–6.
Which one you need
Oil on a driveway is a pressure job. Moss on a render wall is a soft wash job. Timber decking, older brickwork and roof tiles need the gentler approach, or you risk damage that costs more than the clean. We assess and tell you which applies.

Will pressure cleaning damage my surface?
Not with the right approach. Blanket high pressure is what causes damage — it etches timber, cracks tile and opens up render so it holds dirt worse than before. We adjust pressure, flow and distance to the material: higher for concrete and brick, much lower for decking, older brickwork and delicate tile. We also test an out-of-the-way patch before committing to the whole surface.
What’s the difference between pressure cleaning and soft washing?
Pressure cleaning uses roughly 2,000–3,000 PSI of water to physically remove dirt from hard surfaces — fast and immediate. Soft washing uses about 150–180 PSI plus a biodegradable treatment left to dwell, which penetrates the surface and kills organic growth at the root. Pressure is right for oil and ground-in grime; soft washing is right for moss, mould and algae, and it holds for 12–18 months rather than 3–6.
How often should I have my property pressure cleaned?
Annually suits most Melbourne properties. More often for surfaces exposed to oil, heavy foot traffic or permanent shade — car parks, loading bays and shaded paving all build up faster. Regular cleaning is also cheaper per visit than leaving it: a one-off deep clean on years of build-up takes far longer than a maintained surface.
What surfaces can you pressure clean?

Can you remove oil stains from concrete?
Usually, yes. Oil soaks into concrete rather than sitting on it, so pressure alone only lifts the top layer. We apply a degreaser and give it time to work before pressure cleaning, which pulls the stain out of the pores. Very old or deeply set stains may lighten rather than disappear entirely — we’ll tell you honestly what to expect before we start.
Do I need to be on site?
Not if we have safe access and a water source. We’ll confirm access details when you book, complete the work, and send through before-and-after photos when we’re done — useful whether you’re at work or managing the site remotely.
Are you insured?

Do you provide SWMS and insurance documentation?
