Professional skylight cleaning across Melbourne
There’s nothing like a skylight for filling a room with natural light without flicking a switch — but that only works while it’s clean. Sitting on the roof, skylights collect the same dirt, mould and lichen as the tiles around them, plus bird mess most roofs don’t get. The room just gets dimmer over months rather than all at once, which is why so few people notice until it’s cleaned.
We’ve cleaned skylights on hundreds of Melbourne properties since 2015 — glass, polycarbonate, dome, flat roof, opening and ridge alike. The method is always matched to the material and the seals, so you get the light back without the leak risk.
Signs Your Skylights Need Cleaning
Skylights are on the roof, so nobody inspects them — you just live with slightly less light each year. Here’s what to look for.
Residential and Commercial Skylight Cleaning
A single kitchen skylight through to a full commercial atrium — same care around the seals either way.
Residential
We clean every common type — glass, polycarbonate, dome, flat roof, opening and ridge skylights. Each one takes a different approach, which is why we identify the material before choosing a method. Fixed price confirmed before we start, before-and-after photos when we finish.
Commercial
Atriums, warehouse roof lights, school buildings and strata blocks. Natural light is a running cost saving, so dirty roof glazing is quietly costing money in lighting. Height-safety certification, $20M public liability, SWMS and a completion report per visit. Multiple sites under one agreement, invoiced against purchase orders.
Trusted By Leading Melbourne Businesses
We clean for schools, strata groups, retail chains and facilities managers right across Melbourne.
Why choose Exterior Clean Melbourne for skylight cleaning
Method matched to material — no damaged seals
The wrong pressure or chemical can compromise a skylight’s seals and cause leaks. We choose from six different methods depending on what your skylight is made of and what condition it’s in.
Kills mould and mildew at the root
Surface cleaning grows back fast. Our treatments target mould and mildew at the source, keeping the glazing clearer for longer rather than for a fortnight.
We go easy around the rubber seals
Skylights leak at the seals, not the glass. High pressure can force water straight past them, which is why we don’t use it here at all — and why we work carefully around the perimeter on every job.
Height-safety trained and fully insured
Our teams are working-at-heights certified and Exterior Clean Melbourne carries full public liability cover. Documentation available on request — useful if you’re managing a strata or facility.
200% satisfaction guarantee
Not happy with the result? We’ll come back and make it right. Still not satisfied? We’ll offer up to a full refund. That’s how confident we are in the work.
Local Melbourne team since 2015
We know Melbourne’s skylight types and the conditions that let mould and lichen take hold. Local experience that shows in the result.
How our skylight cleaning works
Identify the material, choose the method, protect the seals — on every skylight.
Assessment and fixed quote
We assess your skylight type, access and condition, and lock in a fixed price before we start. No surprises on the day.
Safe roof access
Skylights sit on the roof, so getting to them safely comes before anything else. Our teams are working-at-heights certified and set up access properly rather than improvising.
Method selection
We identify the material — glass, polycarbonate, dome, flat, opening or ridge — then pick from six approaches depending on what it needs.
Careful clean around the seals
We work the glazing with the chosen method and go easy on and around the rubber seals throughout, so there’s no residual leak risk once we’re done.
Final inspection and photos
We walk the job with you or send before-and-after photos, and flag anything we noticed up there — cracked glazing, perished seals, blocked flashing.

Skylight Cleaning Pricing and Options
Skylight type, size, access and condition all affect the price — and because they sit on the roof, safe access is usually the biggest factor. The guide below covers standard residential jobs; commercial glazing is quoted individually after a site assessment.
A minimum charge of $350 applies. Skylights are almost always cheaper booked alongside a roof or gutter clean, since we’re already set up on the roof. Your exact price is confirmed via the instant quote.
The Perfect Combo: Skylights and Roof Together
Your skylights are part of the roof, and they collect exactly what the roof collects. Getting safe access up there is most of what you pay for on a skylight job — so if we’re already set up cleaning the tiles, doing the glazing at the same time costs very little on top.
One visit, one roof setup
Safe roof access is most of the cost on a skylight job. If we’re already up there doing the roof, cleaning the skylights adds very little.
Roof growth spreads to the glazing
Moss and lichen don’t stop at the tile line. Cleaning the skylight while the roof around it is still growing lichen means it seeds straight back.
Cheaper than two visits
Booked together, the combo comes in well under the cost of two separate jobs. You’ll see the combo price in the quote tool.

“Amazing clean, thank you. My Mum was so happy, and it’s really hard to make Mum happy when it comes to cleaning. She asked your staff member to put the fly screens back on the windows — they were already on, she just couldn’t see them, they were so clean. Thank you!”

Skylight cleaning FAQs
Will cleaning damage my skylight seals?
No — protecting them is the whole reason we pick a method first. Skylights leak at the seals rather than through the glass, and high pressure can force water straight past them, so we don’t use it on skylights at all. We work carefully around the rubber perimeter on every job.
What skylight types do you clean?
Glass, polycarbonate, dome, flat roof, opening and ridge skylights. Each takes a different approach — polycarbonate scratches far more easily than glass, for instance — which is why we identify the material before choosing a method. If you’re unsure what yours is, upload a photo in the quote tool and we’ll confirm.
What methods do you use?
Six, depending on the skylight: soft washing, mould and mildew treatment, low-pressure washing, water-fed brush wash, scraping off lichen, and soap scrub. Most jobs use a combination. The material and its condition decide which.
How often should I have my skylights cleaned?
Annually suits most Melbourne properties, and more often if your skylights sit under trees or in a shaded, damp spot where moss and lichen establish faster.
Can you remove lichen without scratching the glazing?
Yes, but it needs the right approach. Lichen roots into the surface rather than sitting on it, so it has to be scraped carefully or treated first — scrubbing at it is what causes scratching, particularly on polycarbonate. That’s a judgement call we make on site.
Do I need to be home?
Not if we have safe access. We’ll confirm access details when you book, complete the work, and send through before-and-after photos when we’re done.
Are you insured?
Yes — Exterior Clean Melbourne carries full public liability cover and our teams are height-safety certified. If you need documentation for insurance or strata purposes, just ask.
Do you provide SWMS and insurance documentation?
Yes. Every commercial job comes with a Safe Work Method Statement, and we can supply certificates of currency for our $20M public liability and WorkCover on request. Facilities and strata managers usually want these on file before we start.
Can you work after hours or on weekends?
Yes. For schools, retail sites and occupied commercial buildings we regularly schedule outside trading or teaching hours to keep disruption down. Let us know your access windows and we’ll build the job around them.
Do you service multiple sites or ongoing contracts?
We do. We hold regular contracts with strata groups, facilities managers, and NDIS and aged care providers across Melbourne — scheduled maintenance rather than one-off cleans. One agreement, one point of contact, and a completion report for every site visit.
How do I get a quote?
