Professional solar panel cleaning across Melbourne

Dust, pollen, bird droppings and general grime build up on every solar system eventually, and a dirty system can lose 20% or more of its output. It’s easy to miss, too — panels are the last thing anyone looks at, right up until the power bill arrives.

We’ve cleaned solar systems on hundreds of Melbourne properties since 2015 — flat mount, pitched mount, tilt frame and ground mounted alike. The method is always the same: eco-friendly solution, gentle brushes, low-pressure rinse. No pressure washers on the glass, no risk to the seals or the warranty.

Signs Your Solar Panels Need Cleaning

Panels are the one part of a property nobody looks at. Here’s what to watch for — on a home system or a commercial array.

Your output has quietly dropped

Your output has quietly dropped

The clearest sign isn’t on the roof — it’s in your monitoring app or your bill. If this quarter is down on the same quarter last year and nothing else has changed, grime on the glass is the usual culprit. A dirty system can lose 20% or more of its output.

Bird droppings and streaking on the glass

Bird droppings and streaking on the glass

Droppings block sunlight completely wherever they land, and one shaded cell can drag down the whole string. They also bake on hard in Melbourne summers, so the longer they sit the more work they take to remove safely.

A dusty film after pollen season or a dry spell

A dusty film after pollen season or a dry spell

Fine dust and pollen settle evenly, which is exactly why nobody notices — there’s no obvious dirty patch, just a haze across every panel. Rain doesn’t shift it either; it usually leaves a tidemark and makes it worse.

Residential and Commercial Solar Cleaning

Rooftop home systems through to large commercial arrays — same method, different scale.

🏠

Residential

Flat mount, pitched mount, tilt frame or ground mounted — we clean them all. We isolate the system before we start, work with soft brushes and low pressure only, and switch it back on before we leave. Fixed price confirmed up front, before-and-after photos when we finish.

🏢

Commercial

Warehouse roofs, school buildings, strata blocks and ground-mounted arrays. On a commercial system even a few percent of lost output is real money, so we work to a documented scope with SWMS, $20M public liability and a completion report per visit. Scheduled maintenance across multiple sites, invoiced against purchase orders.

Why choose Exterior Clean Melbourne for solar panel cleaning

💧

Low pressure only — no cracked cells

High pressure can crack cells and void your panel warranty. We use low-pressure rinsing and soft brushes instead, safe on the glass and the seals.

Restores output, not just appearance

A clean-looking panel and a fully performing one aren’t always the same thing. Our process targets the film that actually blocks sunlight, not just the visible dirt.

🔒

System isolated before we start

We turn the system off and check the panels for damage before a drop of water goes on. That’s a safety step, and it’s also how we spot a cracked panel or a loose fixing you’d otherwise find out about later.

👨‍🔨

Height-safety trained and fully insured

Our teams are working-at-heights certified and Exterior Clean Melbourne carries full public liability cover. Documentation available on request — useful if you’re managing a strata or facility.

💰

200% satisfaction guarantee

Not happy with the result? We’ll come back and make it right. Still not satisfied? We’ll offer up to a full refund. That’s how confident we are in the work.

📍

Local Melbourne team since 2015

We know Melbourne’s conditions — pollen seasons, summer dust, and how fast bird activity builds up in different suburbs. Local experience that shows in the result.

How our solar panel cleaning works

Isolate, treat, rinse gently, switch back on — the same five steps on every system.

1

Assessment and fixed quote

We assess your system, mount type, panel count and access, then lock in a fixed price before we start. No surprises on the day.

2

System isolated and inspected

We turn the solar system off to remove any electrical risk, then inspect every panel for damage or defects and note anything needing extra attention. Panels are checked cool before we touch them.

3

Eco-friendly solution applied

A specialised, biodegradable cleaning solution goes on with a low-pressure sprayer and is left to dwell for several minutes, breaking down the grime rather than us forcing it off.

4

Gentle brush and low-pressure rinse

High-grade soft brushes and sponges lift what’s left without marking the glass, then a low-pressure rinse clears the solution and residue completely. No pressure washers, ever.

5

System back on, photos sent

We switch the system back on so it’s generating before we leave, then walk the job with you or send before-and-after photos with anything we spotted during the inspection.

Solar Panel Cleaning Pricing and Options

Dirty panels quietly cost you money, and a good clean noticeably bumps your output back up. We use purified water and soft brushes — no scratching, no harsh chemicals near your system. We price per panel, and the rate drops as the system gets bigger.

System size Best for Approx. price

41 – 80 panels Commercial buildings and strata arrays $7 – $10 per panel

The Perfect Combo: Solar and Roof Together

Your panels sit on the roof, so whatever is growing up there ends up on them. Moss spores, lichen debris and the grit they hold wash straight down across the array with every shower. Cleaning the glass while leaving the roof untreated means you’re back to a hazy system within a season.

🚚

One visit, one setup

Same team, same day, same height-access equipment already on the roof. No second booking, no second disruption.

🌿

Roof growth is what dirties panels

Moss, lichen and the debris they trap wash down across your array every time it rains. Cleaning the panels while the roof is still growing it back is a short-term fix.

💰

Cheaper than two visits

Booked together, the combo comes in under the cost of two separate jobs. You’ll see the combo price in the quote tool.

Solar panel cleaning FAQs

Will pressure cleaning damage my solar panels?

We don’t use pressure washers on panels — the manufacturers advise against it and so do we. Strong jets can crack cells, force water past the seals and damage electrical connections. Low-pressure rinsing with soft nylon brushes is safer for the glass and the seals, and it’s the method that keeps your warranty intact.

Will cleaning void my panel warranty?

Ours won’t. Most panel warranties are voided by abrasive pads, harsh chemicals or high-pressure water — none of which we use. We stick to soft brushes, biodegradable solution and low pressure, which is what manufacturers actually recommend.

How often should I clean my solar panels?

Once or twice a year suits most Melbourne properties. Every 3–6 months if your system sits under trees, near heavy bird activity, or in a dusty or high-pollution pocket — those build up far faster than people expect.

Why do you turn the system off to clean it?

Two reasons. It removes any electrical risk while we’re working with water on a live system, and it lets us inspect each panel properly for damage or defects before we start. We switch it back on before we leave so it’s generating again straight away.

What mounting types do you clean?

Flat roof mount, pitched roof mount, tilt frame and ground mounted systems. If you’re unsure whether your system is suitable, upload a photo in the quote tool and we’ll confirm.

How much output will I actually get back?

It depends how dirty the system was. A heavily soiled array can be losing 20% or more, and cleaning recovers most of that. A lightly dusted system will see a smaller lift. We’ll tell you honestly what to expect when we assess it rather than promising a number up front.

Do I need to be on site?

Not if we have safe access and a water source. We’ll confirm access details when you book, complete the work, and send through before-and-after photos when we’re done — useful whether you’re at work or managing the site remotely.

Are you insured?

Yes — Exterior Clean Melbourne carries full public liability cover and our teams are height-safety certified. If you need documentation for insurance or strata purposes, just ask.

Do you provide SWMS and insurance documentation?

Yes. Every commercial job comes with a Safe Work Method Statement, and we can supply certificates of currency for our $20M public liability and WorkCover on request. Facilities and strata managers usually want these on file before we start.

Do you service multiple sites or ongoing contracts?

We do. We hold regular contracts with strata groups, facilities managers, and NDIS and aged care providers across Melbourne — scheduled maintenance rather than one-off cleans. One agreement, one point of contact, and a completion report for every site visit.

How do I get a quote?

Upload a few photos of your system through our instant quote tool and you’ll have a price in minutes. Or call us on (03) 7047 5789 and we’ll sort it out directly.

200% Satisfaction Guarantee

If you’re not happy enough to recommend us to a friend, tell us and we’ll send a team back to make it right. Still not satisfied? We’ll offer up to a full refund.

That’s not a marketing line — it’s how we’ve maintained a 4.9-star rating across more than 300 jobs.
