Professional roof cleaning across Melbourne
Melbourne’s winters do a number on roofs. Shaded by trees, dampened by rain, moss and lichen take hold quietly — and once they’re established, they lift tiles, trap moisture, and start shortening the life of your roof from the inside out.
We’ve cleaned roofs on hundreds of Melbourne properties since 2015 — from terracotta tiles in Brighton to Colorbond in Sunshine, and from single-storey homes to multi-storey commercial sites. The method changes depending on the roof: sometimes a chemical treatment and pressure wash, sometimes a gentler soft wash, and for delicate or aged roofs a bio-chemical treatment. What doesn’t change is that we kill the growth at the root rather than just blasting the surface — no cracked tiles, no stripped coatings, no voided warranties.
Signs Your Roof Needs Cleaning
Most roof growth starts where you can’t see it — the shaded side, the valleys, under the tree line. By the time it’s obvious from the street, it’s usually been there a few years. Here’s what to look for.
Residential and Commercial Roof Cleaning
We clean roofs on homes and commercial buildings across Melbourne — same standard, different scale.
Residential
Whether you're clearing moss before a sale or keeping your tiles in good shape year to year, we've cleaned hundreds of Melbourne roofs since 2015 — terracotta in Camberwell, concrete tiles in Box Hill, Colorbond in Sunshine. Fixed price confirmed before we start, with before-and-after photos every time.
Commercial
We hold regular contracts with strata groups, facilities teams, property developers, and NDIS and aged care providers across Melbourne. Multi-storey roof access, height-safety certification, $20M public liability, SWMS and documented before-and-after photos for your records — all standard on every commercial roof clean. We invoice against purchase orders and can service multiple sites under one agreement.
Trusted By Leading Melbourne Businesses
We clean for schools, strata groups, retail chains and facilities managers right across Melbourne.

Local Melbourne team since 2015
We know Melbourne roofs — the suburbs, the tile types, and the conditions that let moss take hold. Local experience that shows in the result.
How our roof cleaning works
The same proven method on every job, adjusted to suit the roof in front of us.
Assessment and fixed quote
We assess your roof type, pitch and condition and lock in a fixed price before we start. No surprises on the day.
Chemical treatment
We apply a targeted treatment that kills mould, mildew, moss and lichen at the root — not just on the surface. It also lifts the colour and texture of the tiles as it works.
Variable-pressure wash
We wash at a pressure matched to your roof. Some surfaces take more, some need far less. Getting that call right is what strips the growth without touching your tiles or coatings.
Full rinse down
We rinse the roof and gutters so nothing we’ve lifted is left sitting in the system — then rinse the paths and driveway below, so the whole property is left clean.
Final inspection and photos
We walk the job with you or send before-and-after photos. You see exactly what was done and what it looks like now.
Roof Cleaning Pricing and Options
Every roof is different — pitch, size, surface type, and how long the growth has been there all affect the price. The guide below covers standard residential jobs; commercial, strata and multi-storey sites are quoted individually after a site assessment.
Prices are a guide only and depend on roof size, pitch, condition and access. Your exact price is confirmed via the instant quote.
The Perfect Combo: Roof and Gutter Together
Everything we clear off your roof has to go somewhere — and that somewhere is your gutters. Cleaning the roof without clearing the gutters afterwards leaves the moss, lichen and grime we’ve just removed sitting in the very system that’s meant to carry water away. It’s why most of our customers — homeowners and facilities managers alike — book both at once.
One visit, one setup
Same team, same day, same height-access equipment already on site. No second booking, no second disruption.
The whole water path, clear
We clear gutters and downpipes — the full system, not just what’s visible from the ground. Water leaves your roof and actually makes it away from the building.
Cheaper than two visits
Booked together, the combo comes in under the cost of two separate jobs. You’ll see the combo price in the quote tool.

Roof Cleaning Across Melbourne

Roof cleaning FAQs
Will cleaning damage my roof?
Not when the right method is used. Some roofs handle a chemical treatment and pressure wash without any issue. Others need a soft wash, and delicate or aged roofs get a bio-chemical treatment instead. We assess your roof before we start and choose accordingly — that assessment is what protects your tiles.
How often should I have my roof cleaned?
Every 2–3 years is the right cadence for most Melbourne homes. If your roof is shaded by trees or sits in a particularly damp spot, annual cleaning will keep moss and lichen from getting established.
What roof types do you clean?
Concrete and terracotta tiles, Colorbond, and most other common roofing materials found on Melbourne homes. If you're unsure whether your roof is suitable, upload a photo in the quote tool and we'll confirm.
Do I need to be home?
Not if we have safe access. We'll confirm access details when you book, complete the work, and send you before-and-after photos when we're done.
Are you insured?
Yes — Exterior Clean Melbourne carries full public liability cover and our teams are height-safety certified. If you need documentation for insurance or strata purposes, just ask.
How do I get a quote?
Upload a few photos of your roof through our instant quote tool and you'll have a price in minutes. Or call us on (03) 7047 5789 and we'll sort it out directly.
Do you provide SWMS and insurance documentation?
Yes. Every commercial job comes with a Safe Work Method Statement, and we can supply certificates of currency for our $20M public liability and WorkCover on request. Facilities and strata managers usually want these on file before we start — just ask when you enquire.
Can you work after hours or on weekends?
Yes. For schools, retail sites and occupied commercial buildings we regularly schedule outside trading or teaching hours to keep disruption down. Let us know your access windows and we’ll build the job around them.
Do you service multiple sites or ongoing contracts?
We do. We hold regular contracts with strata groups, facilities managers, and NDIS and aged care providers across Melbourne — scheduled maintenance rather than one-off cleans. One agreement, one point of contact, and a completion report for every site visit.
