Professional house washing across Melbourne

Melbourne weather leaves its mark. Dirt, grime, mould and mildew build up over years — especially on south-facing walls that never dry out properly — and left alone they don’t just look bad. They eat into paintwork and render, and bring the repaint date forward.

We’ve washed hundreds of Melbourne homes and buildings since 2015 — render, brick, cladding and weatherboard alike. The method is always the same: soft washing rather than high pressure. Effective on the grime, safe on the surface.

Signs Your House or Building Needs Washing

Exterior grime builds slowly enough that you stop noticing it — on a home or a building frontage alike. Here’s what to look for on your own walls.

Green or black staining on shaded walls

Green or black staining on shaded walls

South-facing walls and anything under a tree line stay damp long after the rain stops. That’s where mould and algae take hold first — usually as a green film or dark patches creeping up from the base of the wall.

Mould around window frames and under eaves

Mould around window frames and under eaves

Sheltered spots that never see direct sun are where spores settle in. If you’re seeing dark speckling under the eaves or around the window reveals, it’s established growth rather than surface dirt.

Paintwork looking dull or chalky

When render and paint hold grime for years the surface loses its colour and starts to feel powdery. Caught early, a wash restores it. Left too long, the coating breaks down and you’re looking at a repaint instead.

Why choose Exterior Clean Melbourne for house washing

💧

Soft wash only — no damaged render or paint

High pressure can strip paint, crack render and force water where it shouldn’t go. We use low-pressure soft washing — effective on the grime, safe on the surface.

🧶

Kills mould, mildew and algae at the root

Pressure alone won’t fix mould. It blasts away the surface layer but the spores stay behind and return within weeks. Our custom-mixed treatment kills the spores at the root.

🌿

Eco-friendly, biodegradable solutions

The products we apply break down dirt and organic growth without harming the plants and lawn underneath. Sensitive planting gets covered before we start.

👨‍🔨

Height-safety trained and fully insured

Our teams are working-at-heights certified and Exterior Clean Melbourne carries full public liability cover. Documentation available on request — useful if you’re managing a strata or facility.

💰

200% satisfaction guarantee

Not happy with the result? We’ll come back and make it right. Still not satisfied? We’ll offer up to a full refund. That’s how confident we are in the work.

📍

Local Melbourne team since 2015

We know Melbourne’s conditions and the surfaces that need a gentler approach. Local experience that shows in the result.

How our house washing works

Treat first, rinse gently, check properly — the same method on every wash.

1

Assessment and fixed quote

We assess your property’s exterior — surface type, size and condition — and lock in a fixed price before we start. No surprises on the day.

2

Pre-treatment and protection

Furniture, planters, signage and fixtures are moved or covered, sensitive landscaping is protected, and windows and doors are checked closed before any water goes on.

3

Soft wash application

An eco-friendly, biodegradable solution is applied to break down dirt, grime, mould and mildew at the source, then left to dwell for a few minutes so it kills the spores rather than just lifting the surface.

4

Low-pressure rinse, top to bottom

We rinse from the top down so the dirt runs off ahead of us and nothing gets driven back into the surface — covering gutters, fascia, eaves, soffits, cladding and downpipes.

5

Final spot check

A thorough inspection with you or on your behalf, and any missed spots hand-cleaned before we call it done.

The Perfect Combo: House Wash and Gutters Together

A house wash covers the fascia, eaves and downpipes — so we’re already up at the roofline with the access gear set up. Clearing the gutters at the same time costs less than bringing a team back for it, and it means the grime we rinse off actually drains away instead of sitting in a blocked channel.

🚚

One visit, one setup

Same team, same day, same access equipment already on site. No second booking, no second disruption.

💧

Where the wash water goes

Everything we lift off your walls and roofline rinses down into the gutters. Clearing them in the same visit means it leaves the property rather than settling in the system.

💰

Cheaper than two visits

Booked together, the combo comes in under the cost of two separate jobs. You’ll see the combo price in the quote tool.

House washing FAQs

Will pressure cleaning damage my building?

We don’t use high-pressure cleaning on building exteriors. High pressure can strip paint, crack render, dent cladding and force water in behind the surface. Soft washing is safer on render, paint, weatherboard and fibre cement — and because the treatment does the work rather than the force, the result lasts longer too.

How often should I have my house or building washed?

Every 1–2 years is the right cadence for most Melbourne properties. Shaded or damp sites need it annually, and commercial frontages on busy roads often go yearly too — traffic film builds faster than most people expect.

What surfaces do you wash?

Render, brick, cladding, weatherboard, fibre cement, painted concrete and most other common exterior surfaces found on Melbourne homes and buildings. Each one needs a different pressure and approach, which is why we assess before we start. If you’re unsure whether your surface is suitable, upload a photo in the quote tool and we’ll confirm.

Will the products harm plants or landscaping?

No. We use eco-friendly, biodegradable solutions, and sensitive planting is covered before we start. Everything is rinsed thoroughly at the end so no detergent is left sitting on surfaces, in garden beds or across paved areas.

Do I need to be on site?

Not if we have safe access. We’ll confirm access details when you book, complete the work, and send through before-and-after photos when we’re done — useful whether you’re at work or managing the site remotely.

Are you insured?

Yes — Exterior Clean Melbourne carries full public liability cover and our teams are height-safety certified. If you need documentation for insurance or strata purposes, just ask.

Do you provide SWMS and insurance documentation?

Yes. Every commercial job comes with a Safe Work Method Statement, and we can supply certificates of currency for our $20M public liability and WorkCover on request. Facilities and strata managers usually want these on file before we start.

Can you work after hours or on weekends?

Yes. For schools, retail sites and occupied commercial buildings we regularly schedule outside trading or teaching hours to keep disruption down. Let us know your access windows and we’ll build the job around them.

Do you service multiple sites or ongoing contracts?

We do. We hold regular contracts with strata groups, facilities managers, and NDIS and aged care providers across Melbourne — scheduled maintenance rather than one-off cleans. One agreement, one point of contact, and a completion report for every site visit.

How do I get a quote?

Upload a few photos of your property through our instant quote tool and you’ll have a price in minutes. Or call us on (03) 7047 5789 and we’ll sort it out directly.

200% Satisfaction Guarantee

If you’re not happy enough to recommend us to a friend, tell us and we’ll send a team back to make it right. Still not satisfied? We’ll offer up to a full refund.

That’s not a marketing line — it’s how we’ve maintained a 4.9-star rating across more than 300 jobs.
